Demo Plot — Bashundhara Block K

Plot 118 sits on Road 7 in Block K, the settled middle of Bashundhara Residential Area, where the neighbouring plots are already built and occupied rather than waiting on filling. The road in front is 40 feet wide, which matters twice: RAJUK's setback rules for a 40 ft road allow a taller building than the 25 ft internal roads do, and a fire engine and a concrete mixer can both reach the site without negotiation.

The plot is five Katha, a regular rectangle with its long side on the road, and it faces south. It is walled on all four sides, the earth filling was completed years ago and has settled, and the mutation and RAJUK DAP classification are residential. There is no dispute on the land and the deed chain is straightforward, which is the question every buyer here asks first and the reason this plot is priced where it is.

What you can build: under the current DAP a five Katha plot on a 40 ft road supports a G+8 residential building of two apartments per floor at roughly 1,800 sft each, with parking on the ground floor. A landowner who would rather not build alone can bring the plot to us as a joint venture instead, and keep a share of the finished apartments.

Around it: Jamuna Future Park and the Bashundhara City gate are a short drive, North South University and Independent University are inside the area, and Evercare Hospital is on the Bashundhara main road. The 300 Feet Expressway from the Kuril end puts Purbachal and the airport road within minutes outside peak hours.
