What if the building is never finished?
The handover date is a term of the agreement, not a hope, and it carries a stated consequence if it slips. Construction is funded before it starts, so it does not depend on selling apartments off-plan to keep going. And you hold the land throughout: we cannot sell what is not ours.
How do I know the ratio is fair?
The split is worked out from your plot size, the road width and what RAJUK will approve — not from what we think you will accept. We show you the arithmetic and the floor area it represents before you sign anything, and you are free to take it to another developer and compare.
Am I getting less than I would have a few years ago?
Possibly, and it is fairer to say so. The 2022 Detailed Area Plan cut the permitted floor area across much of Dhaka, so the same plot supports a smaller building than it once did. It applies to every developer equally. We quote what your land supports today, not a figure from the old rules.
Do I lose control of my land?
No. The deed stays in your name. A joint venture is a development agreement, not a sale, and nothing transfers. Your share of the finished apartments is named unit by unit in the agreement, with the parking that goes with them.

How it goes, from here

  1. Send us the plot details

    1 day

    Size, location and road width are enough to start. The form on this page takes two minutes, and nothing you send is published or passed on.

  2. We work out what it supports

    1–2 weeks

    We look at the plot, check the zoning and the road, and work out the floor area RAJUK would allow. You get the calculation, not just the answer.

  3. We agree the share and the signing money

    2–3 weeks

    You see the proposed split, the floor area it represents and the money paid to you at signing — all three in writing, before anything is signed.

  4. Design and RAJUK sanction

    6–9 months

    Soil test, structural design, architectural drawings and the sanction are done by us, at our cost. You are shown each stage; you chase nothing.

  5. Construction and handover

    30–36 months

    Construction is funded and managed by us, with the materials named in the agreement. On completion you take possession of your apartments and their parking.

What we put in writing

Everything below is written into the joint venture agreement before construction starts. Not a brochure promise; a term you can hold us to.

  • A handover date in writing

    The date is a term of the agreement, with a stated consequence if it slips — not a target in a brochure.

  • A construction specification you can check

    The structure is designed to the current Bangladesh National Building Code for seismic and fire loading, and the specification is attached to the agreement.

  • Materials named, not described

    Rod, cement and fittings are named by brand and grade in the agreement rather than called "premium", so you can verify them on site at any time.

  • Looked after once the keys change hands

    The building is maintained after handover rather than abandoned at completion, and the terms of that are part of the agreement too.

What would go up on your land

A joint venture building is a full residential development, designed for the plot and for what the road allows. On a five Katha plot on a 40 ft road that is typically G+8, two apartments a floor; on a corner or a wider road, more. The number of floors and apartments comes out of your land and the DAP, not out of a template.

The paperwork is our work, not yours

Soil testing, structural design, the architectural drawings and the RAJUK sanction are done by us and paid for by us. If your mutation or khatian needs correcting first, we tell you what is needed and how long it takes. You are shown each stage; you are not asked to chase any of it.

What you receive at the end

Finished apartments, ready to move into or to let, with the parking that goes with them. Your share is named unit by unit in the agreement before a single foundation is poured, so there is nothing to negotiate at handover.

What share of the building would I get?

It depends on the plot: its size, the road it fronts on and what the zoning allows. In Dhaka the split is commonly around half and half, and prime locations earn the landowner more. We show you the arithmetic and the floor area it works out to before anything is signed.

Is there any money paid to me at signing?

Yes. Signing money is a normal part of a joint venture in Dhaka and is agreed alongside the share of the building. The amount depends on the plot and is stated in the agreement, not left to be discussed later.

How much can actually be built on my land?

That is set by the Floor Area Ratio your plot is allowed under the Detailed Area Plan, and it depends on the width of the road as much as on the size of the land. We work it out for your plot before we make an offer, and we show you the calculation.

The FAR rules changed. Am I getting less than I would have?

The 2022 Detailed Area Plan reduced the permitted floor area in many areas, so the same plot supports a smaller building than it did before. It affects every developer equally. We tell you what your plot supports today rather than quoting a figure from the old rules.

How are the floors divided between us?

Apartments are shared floor by floor rather than one side taking the top and the other the bottom, so neither of us gets only the best or only the worst of the building. Which specific units are yours is settled in writing before construction starts.

What about parking, and the common areas?

Parking is allotted with the apartments, in the same ratio, and named in the agreement. Lobbies, stairs, the lift core and the roof are common to the whole building and belong to all the owners together.

Who takes the RAJUK approval, and who pays for it?

We do, and we pay for it. The design, the soil test, the approvals and the sanction are the developer’s cost and the developer’s work. Your contribution is the land.

Does the land change hands?

How is the building protected against earthquake and fire?

The structure is designed to the current Bangladesh National Building Code for seismic loading, and fire protection follows the same code. Both are checked at the design stage rather than argued about afterwards.

How do I know the materials are what you promised?

Brands and grades are named in the agreement rather than described as “premium”, and rod and cement are tested. You are welcome on site at any time.

My documents are not in order. Is that a problem?

It is common and usually fixable: mutation, khatian corrections and succession are ordinary work. Tell us where things stand and we will tell you what is needed and how long it takes.
